Why We’re Not Worried About the Renters Reform Act...

If you’ve glanced at the property news lately, you’d be forgiven for thinking the sky is falling. “Landlords are leaving in droves,” they say. “The Renters Reform Act will ruin the rental market,” they warn. Forums are full of people selling up. The usual drama.

Yes, things are changing. The Renters Reform Act is real, and it's shaking things up.

So, what’s actually going on?

In short, the government is rolling out the biggest reform to the private rented sector in a generation. Section 21 (the so-called “no fault” eviction) is going. Tenancies are becoming periodic by default. There's more scrutiny, more compliance, more accountability.

For some landlords, especially the ones who’ve been skating by on minimal effort and maximum margin, this is a wake-up call....and many are choosing to exit. Honestly? That might not be a bad thing.

Mudpiper Properties isn’t going anywhere.

Why? Because this is what we do. And we do it properly.

We run high-quality HMOs, not just compliant, but places people actually want to live in. We work with specialist HMO agents who know how to navigate regulation and tenant relationships. We carry out proper checks, get guarantors, keep on top of maintenance, and run things like a business, because it is one.

We’ve never relied on loopholes or shortcuts. So when the rules tighten, we’re already there. Ahead, even.

The tenant bit, and why it matters

At the end of the day, we’re not just here for buildings. We’re here for people.

If you’re a tenant (or thinking of becoming one), here’s what you need to know:

  • Your home is safe, legal, and well-managed.
  • Your landlord isn’t vanishing overnight.
  • Your tenancy is secure, we welcome longer stays.
  • If something breaks, we fix it. Quickly.

Renting doesn’t have to be a battle. Not with us.

Professionalism over panic

We get it, change is uncomfortable. But also necessary.

Raising standards across the sector is a good thing. It rewards the people doing it right. And frankly, it filters out the ones who shouldn’t have been in the game to begin with.

Mudpiper is built for the long term. We’re not in this to flip houses or cut corners. We’re here to provide good homes, managed properly, and to keep improving what we do.

The Renters Reform Act isn’t a problem, it’s a prompt. And we’re already ahead of it.

Final thought:

If you’re a tenant, you’re in good hands.  If you’re a landlord reading this, you might need to step up your game.
