If I Were Lending £100K to a Property Investor, Here’s What I’d Need to See...

“Before I gave someone £100K, I’d ask the questions they’re too often afraid to hear.”

Over the last year, we’ve had dozens of conversations with people considering UK property investment, many of them fellow expats, professionals, and friends asking the same question:

“How do I know who to trust?”

So instead of answering that from a sales perspective, we decided to flip it.

If we were the ones being asked for £100K, here’s exactly what we’d need to see.

1. A Clear, Transparent Plan

Not hype. Not ambition. A plan.

We’d want to understand:

  • What the money will be used for
  • How the project breaks down
  • What’s realistic (not just what’s possible)
  • And how things could go wrong

A good plan gives confidence. A grounded, transparent plan earns trust.

2. A Solid Team or Proven Track Record (Ideally Both)

We don’t believe you need 10 years of experience to be investable. But if you’re early in your journey, as we are, you need to show you’re not doing it alone.

We’d want to know:

  • Who’s overseeing the project
  • Who’s managing the build or letting
  • Who’s advising behind the scenes

A team that’s done it before matters as much as the person leading the deal.

3. Personal Commitment

If we were lending £100K, we’d ask:

“What have you got on the line?”

For us, it’s not just capital. It’s time, reputation, and our name on every decision. It’s choosing not to rush. It’s putting our own money into our first deals. It’s choosing transparency, even when it’s not easy.

We’d never ask anyone to back us unless we were already backing ourselves.

4. Communication and a Clean Exit

This is the deal-breaker. Even the best plans need flexibility. What matters is how the process is handled and how clear the roadmap is.

We’d want:

  • A straightforward repayment strategy (refinance, sale, or agreed term)
  • A backup plan, clearly thought through
  • Scheduled, honest updates, no surprises

It’s not about daily check-ins. It’s about clear, timely communication and mutual respect.
